The Rimrock "A" is a NON-Smoking unit that opens up with hardwood floors at the entry and through the kitchen around to the downstairs bathroom. The kitchen is fully equipped with everything you may need. In the back hallway there is plenty of storage space, a washer/dryer and a full bathroom.
The living area is fully carpeted and has two comfortable couches (one being a sofa sleeper), a TV/VCR/DVD and stereo system. There is also a beautiful rock fireplace in the living room. The dining table is very nice which seats 6 guests. The back deck has lots of patio furniture and a small creek running through the yard.
Upstairs is fully carpeted as well and contains both bedrooms. One bedroom has a queen bed, a TV/VCR/DVD and a full bathroom that has access to the sauna. The master bedroom has a rock fireplace mantle with a wood stove, a King size bed, a TV/VCR/DVD and a private bathroom with access to the sauna as well. Inside the master bedroom there is also an office area with a desk, chair, internet access and Teton views. The private balcony is just off this area and also shows off great Teton views (as seen in photo gallery).
The loft is accessed by a ladder at the top of stairs and has 2 twin beds and a queen bed. There are also great views of the Teton Mountains from this room.

Deposit Policy:
A 50% deposit is due upon booking. For value and regular seasons, the remaining balance is due 45 days prior to the day of arrival. For winter holiday season, the remaining balance is due 60 days prior to the day of arrival for condos and 90 days prior for homes.
If you need to change credit cards after payment has been processed we will accommodate you, however, a 4% charge will be applied.
Cancellation Policy:
For value and regular seasons, cancellation must be received at least 45 days prior to the day of arrival. For winter holiday season, cancellation must be received at least 60 days prior to the day of arrival for condos and 90 days prior for homes. If a cancellation is received prior to the required date, the deposit will be refunded minus a one night cancellation fee with a minimum of $100.00. If cancellation is not received prior to the required date, the total amount of all nights will be forfeited.

Other Policies:
Property Management of Jackson Hole is an agent for independently owned properties. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems rarely occur, we do reserve the right to change properties up to and including the day of arrival.
The guest is responsible for all of the nights reserved regardless of their actual arrival or departure date.
Rental properties may be listed for sale, and we reserve the right to show any unit with 24-hour notice.
Authorized personnel may enter the premises if necessary for housekeeping or management of the property.
Tenant or tenant's guests are responsible for any property damaged and/or missing goods during the tenancy. If there is any property damaged and/or missing goods the credit card on file will cover the property damage and/or missing goods.
No pets are allowed on the premises. Tenant's breach of this provision shall result in the termination of tenant's occupancy and a minimum $200.00 fine.

Tenant agrees to keep the premises as clean and safe as the conditions of the premises permit and hereby agrees to permit no unsafe or unsanitary conditions on the property. Tenant agrees not to use the premises for any activity or purpose that violates any criminal law or governmental regulation. Any breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of tenant's tenancy without refunds.
There will be no refunds due to breakdown of appliances or other electronic equipment, or due to the loss of utilities. Please report any problems to Property Management of Jackson Hole and they will contact a repair seervice contractor immediately. Your patience is appreciated as our area has limited repair service contractors.
Property Management of Jackson Hole is not responsible for lost or stolen goods.

If available, roll-away beds and king conversions can be provided upon request for a charge of $30.00 each.
No long distance calls may be placed from the rental unit's phone.
Check-in time is 4:00 p.m.
Property Management of Jackson Hole will diligently work to insure that all properties are clean and ready for occupancy by 4:00 P.M. However, it may be necessary to delay occupancy until the property is ready. There are no refunds for late occupancy. Please do not go to the property before checking in at Property Management of Jackson Hole.
Check-out time is 10:00 a.m.
All properties must be vacated by 10:00 a.m. on check-out day. Please return keys to the check-in office.
If the check-out policy is abused, we reserve the right to remove all personal items from the premises and guests are subject to a late check-out fee of $50.00 per hour. If belongings are removed from the property, they will be moved to 1755 North Highway 89, Jackson, WY 83001. We are not responsible for lost or damaged goods.
Late check-outs must always be approved 24 hours prior to departure by Property Management of Jackson Hole. Late check-outs may not always be approved. If approved, the cost of a late check-out is $50.00 per hour and the maximum extension is 3 hours.
Procedure for Late Arrivals
If you are checking in after hours, your packet with directions and keys will be outside the building in a locked box. The combination to the locked box is 7777. Please sign the bottom of the rental agreement and leave it inside the box. Re-lock the box by closing the lock and reorganizing the numbers so that they do not reflect 7777. An emergency telephone number is provided on the box if you should need to reach our on-call manager.
