Lake Creek Lodge boasts a stately entryway of two-story stone columns, wooden doors, and spacious portico. In the summertime, the perfectly manicured lawns or flower beds add a beautiful array of colors. Entering through the front doors, you are welcomed by a two-story entryway with overlooking balconies and a chandelier overhead. The entryway opens seamlessly to the large living areas of the home including the great room, kitchen, and den. In the great room, guests enjoy a wood-burning fireplace surrounding by plush, comfortable chairs, and floor to ceiling window - the perfect place curl up with a good book and enjoy the nature all around. French doors open to the large outdoor patio, complete with fire pit and hot tub. Nearby, a dining room seats. Continuing on, the state of the art kitchen is the envy of any chef. Top of the line Miele appliances accent the beautiful wood cabinets. A gas range rests on a large island - the perfect space to prepare a large meal for the family or guests. Policies

1. All bookings subject to Manager approval. Manager may cancel booking with or without cause within 24 hours of submitting your request; in such instances your card will not be charged by Manager.

2. Once your rental is approved by Manager all funds are non-refundable. 

3. Check in time is 4:00 PM on the day of arrival. Check out time is 10:00 AM on the day of departure. 

4. Guest agrees to leave the Property in the same condition in which it was provided to Guest. In the even there is damage or theft to the Property during Guest’s occupancy, such damage shall be repaired (including any additional cleaning fees) and the cost of the repair or replacement shall be deducted from the Damage Deposit.   The balance of the Damage Deposit shall be returned, without interest, to Guest within thirty (30) days after the Departure Date with an itemized statement showing those amounts deducted, unless the extent of such damage cannot be determined within 30 days, in which case the balance of the Damage Deposit will be returned as soon as the extent of the damage has been determined.  Should the cost of repair or replacement exceed the Damage Deposit, Manager may, at Manager’s election, render Guest an invoice for such excess amount, which invoice Guest will pay within two weeks of receipt.

5. Manager shall deduct the cost of any and all incidental expenses incurred by Guest, to include but not be limited to charges for activities and equipment rental, for fines imposed by the City, County, State or Homeowner's Association, as the result of a violation of any law, ordinance, rule or regulation from the Damage Deposit, provided the cost of such expenses is less than the Damage Deposit.  Should the cost of incidental expenses exceed the Damage Deposit.

6. The total number of persons occupying the Property shall not exceed the sleeping capacity of the home, and the total number of persons in the Property at any one time for a dinner, party, or any other purpose shall not exceed one-and-a-half times the sleeping capacity of the home. No tents, teepees, or temporary shelters of any kind may be erected on the grounds of the Property.  The total number of vehicles on the Property for Guest and Guest’s guests shall not exceed two (2). Vehicles are not to be parked on subdivision streets or in any areas other than the driveway for the designated home.  Any vehicles parked outside any designated area may be towed at Guest's expense. Guest is hereby notified that Property is not air-conditioned.  Pets, illegal substances, and smoking are not allowed in or on the Property.  This Agreement is specific to Guest and may not be assigned, nor may Guest utilize the Property for anything other than the personal residential enjoyment of Guest, his family, and friends.  The Property may only be occupied when Guest or a member of Guest’s immediate family is present, and use by Guest’s business associates, suppliers, or clients without Guest being present is specifically prohibited. 

7. Guest shall comply with all sanitary laws, ordinances, rules and orders of appropriate governmental authorities affecting the cleanliness, occupancy and preservation of the Property during Guest’s occupation of the Property.  As the Property are located in a residential neighborhood, Guest shall peacefully enjoy the Property so as not to disturb neighbors.  Manager will provide Guest with any neighborhood rules and regulations applicable to the Property.  Guest agrees to abide by any such rules and regulations.  Manager or its agents may enter the home for purposes of inspection related to the enforcement of the rules contained herein or in the event of an emergency.  Violation of any of the conditions of this Agreement or the town, county, state or Homeowner's Association may result in a fine or immediate eviction. It is the responsibility of the person signing/paying for "Guest" to inform all persons (including minors) otherwise associated with the Guest party about the applicable terms, conditions and policies contained herein.      

8. Owner and Manager shall not be liable for any personal injury to Guest or to his family members, invitees, guests or other occupants on any part of the Property, or for any damage to any property of Guest or of any other person on any part of the Property, irrespective of how such injury or damage may be caused, whether from action of the elements or acts of negligence of Owner and Manager, and Guest shall indemnify and defend Manager and Owner and hold Manager and Owner harmless from any liability for personal injury or damage to property of Guest or any other person on or in the Property.  

9. Any supplies or foodstuffs in the Property shall be used at the sole responsibility and determination of Guest, and Guest shall indemnify, defend and hold Manager and Owner harmless from any and all claims arising from the use of such supplies or foodstuffs by Guest or any other occupant of the Property.

10. Should the Owner enter into negotiations to sell the Property with an anticipated closing date on or before the Departure Date, Manager may cancel this Agreement provided notice is served Guest at least sixty (60) days prior to the first date of the Term.  In the event of such cancellation, Manager will use Manager’s best efforts to relocate Guest to a comparable property for the same Rental Amount, though Manager cannot guarantee that any such comparable property will then be available.  Owner may show the Property to prospective purchasers or their representatives between the hours of 9:00 am and 5:00 pm, provided Guest is given at least 24 hours’ notice of any such showings; however Manager and Owner shall use their best efforts not to do so.

11. Manager shall provide to Guest in a timely manner access to the Property, including any access or security codes, keys, garage or gate openers.  Guest shall not alter, rekey, install any locks or alter in any way security codes or systems.  Guest shall return all keys, codes, garage or gate openers to Manager at the end of the Term.  

12. Time is of the essence for the performance of each and every covenant and the satisfaction of each and every condition contained in this Agreement. 

13. This Agreement may be executed in any number of counterparts or duplicate originals, each of which is an original.

14. Whenever used in this Agreement, the singular shall include the plural, the plural the singular, and the use of any gender shall include all genders when the context so requires.  The headings in this Agreement are for the purpose of reference only and shall not limit or define the interpretation of the content of this Agreement.

15. The venue of any collection or enforcement action, litigation, arbitration or mediation, in all cases, shall be Teton County, Wyoming and this Agreement shall be governed by, construed and enforced in accordance with the laws of the State of Wyoming.

16. This Agreement and the subject matter hereof shall be construed in accordance with the laws of the State of Wyoming, and sole jurisdiction for any matter arising from this Agreement or the subject matter hereof shall be Teton County, Wyoming.  In the event Guest breaches this Agreement and it is necessary for Manager or Owner to seek legal assistance to enforce the terms of this Agreement or the subject matter hereof, Guest agrees to pay all costs associated with such action, including reasonable attorney’s fees, and there shall be no abatement of rent should Guest need to be evicted due to Guest’s breach of this Agreement.  

17. This Agreement is the entire agreement among the parties hereto.  Any modifications to this Agreement shall be in writing, signed by both parties.
